The fundamental design intention combines the ideas of place making, community living in identifiable spaces or subsets of clusters, a high degree of modular design while balancing common issues of over repetition, homogeneity vs identity and variety, and the aspects of mass housing design whereby practicality and functionality are dealt with to provide the best fit for the most common denominator. A rigorous and innovative approach is required to handle these multiple, often conflicting and constraining criteria. Planning and architectural solution were developed hand in hand, in a collaborative multi-disciplinary approach.
Located on a 25 acre site of undulating tropical landscape, Lagenda combines a lifestyle of prestige and privacy, quality dwellings with unrivalled value. Each block which consists of average of 15 to 30 units has a build up range of from 2,600 to as big as 4,100 sq.ft, in which were on four basic designs with four to five variations to ensure that homeowners would not lose the sense of individuality. It adopts the usage of variable permutations modular design, with more than 20 type across the 182 units in total. These designs essentially comprise of 3 generic typologies; courtyard–based intermediates, corners and ‘angulars’ [acute and obtuse], overlaid across 4 basic lot sizes of 22ft x 90ft, 24ft x90ft , 24ft x100ft and 26ft x100ft. The design is clean with practical layouts that optimize spatial use. The modern tropical look exhibits an expression of simplicity and clarity in the design intent.
Lagenda contradicts the usual notion of terraced houses and monotony and repetition are common. The bent of blocks introduced angular units. Not only the land size varies, but also the land shapes, which eventually influence the shape of the building. The units resulted in having build-up area similar or bigger than that of the corner units and offer different spatial quality not achievable with conventional square or rectangular shapes.
The layout is most suitable for those who go for uniqueness in design. As each unit was designed for comfort and igh level of functionality, the premium was applied solely on the individual location; contratry to the conventional Malaysian product placement of variable floor areas. It is because of this that the angular unit was selected as the advanced unit to prove the theory right.. Both corner and angular units are designed as bungalows having space to circumnavigate around the land, have immediate access to the kitchen and double void ceiling height at the living area. The intermediate units are not designed less superior. The design has spacious build-up area with internal courtyard to offer better cross ventilation and abundance natural lighting.
